Completed in 2025 in the center of Tallinn, the Arter Quarter is a modern business and service complex where large-scale glass façades play a key role in the architectural concept. The extensive glass surfaces give the buildings a contemporary appearance while allowing abundant natural daylight to enter the office spaces.
The Arter Quarter consists of three buildings: a 28-storey office tower, which houses the headquarters of Swedbank Estonia, a 15-storey office building accommodating various companies and services, and a 9-storey apartment hotel, Bob W Kesklinn.
The total area of the glass façades is approximately 32,000 square meters, equivalent to about 3 hectares of glass surface – roughly the size of four to five football fields.
Glassense produced and delivered double and triple insulating units for unitized façade modules. Glass processing involved tempering, heat-soak testing and laminating.
Glass facades and natural daylight
Large glass façades maximize natural daylight in the office spaces, helping to create a more open and comfortable working environment. Greater use of daylight also reduces the need for artificial lighting and supports the overall energy efficiency of the buildings.
Tinted solar control glass helps the Arter Quarter buildings reduce excessive solar radiation and maintain a stable indoor temperature. Modern multi-layer insulated glazing units also improve thermal performance, helping to retain heat during winter while limiting overheating in summer.
The entire Arter Quarter has been designed as a nearly zero-energy building. The buildings meet the international BREEAM Excellent sustainability standard. Among the energy solutions used in the complex are 305 energy piles. These cover approximately 30% of the heating demand and up to 70% of the cooling demand, supporting the buildings’ energy-efficient operation.
The project architect is Martin Aunin, the interior architecture was created by Arhitekt11 and the developer is Kapitel AS. In addition to office space, the quarter includes restaurants, various services and a sports club. Next to the complex there is also a 3,000 m² urban park, adding more greenery to the city center and offering a pleasant outdoor space for relaxation or working in the fresh air.
